Southeast Oklahoma vs the Arkansas Ouachitas vs East Texas: Which Fits a Dallas Buyer

East Texas is the shortest drive from Dallas and the cheapest place for a Texan to buy a hunting licence. The Arkansas Ouachitas have the most national forest and the lowest nonresident deer licence of the two out-of-state options, at the cost of the longest drive. Southeast Oklahoma sits between them on distance, has the lowest asking prices per acre of the mountain counties we compared, and charges nonresidents the most to deer hunt. Which one wins depends on whether you rank drive time, mountains, hunting cost or price per acre first.

The drive from Dallas

Distances and times below are road routes from the center of Dallas to the center of each town, calculated in October 2026 with the Open Source Routing Machine on OpenStreetMap road data. They assume no traffic and no stops, and they do not include the last miles from town to a tract, which on mountain roads can add a good deal.

What it means. East Texas wins on distance. The southern edge of Southeast Oklahoma is about as near as the East Texas forest country around Lufkin and Nacogdoches. The Arkansas Ouachitas are about five hours each way. Weekend land from Dallas-Fort Worth breaks the Oklahoma side down further.

Terrain and what you do there

The Ouachita Mountains run east to west across the Oklahoma and Arkansas line. They do not reach East Texas. If mountains are the reason you are shopping, the choice is between Oklahoma and Arkansas, and the two share the same range and the same national forest.

Shared by Oklahoma and Arkansas. The U.S. Forest Service describes the Ouachita National Forest as nearly 1.8 million acres in central Arkansas and southeast Oklahoma, with over 700 miles of trails. The Talimena National Scenic Byway runs 54 miles along the spine of Rich Mountain and Winding Stair Mountain between Mena, Arkansas and Talihina, Oklahoma, with overlooks, camping, hiking trails and Queen Wilhelmina State Park along the way. Oklahoma side. Broken Bow Lake covers 14,220 surface acres with about 180 miles of shoreline, and the Mountain Fork River below it is stocked with trout year-round inside Beavers Bend State Park, according to the state parks agency. Sardis Lake, about 14,360 acres, lies five miles north of Clayton. Our Kiamichi Mountains guide covers the country between them.

Arkansas side. Arkansas holds the larger share of the national forest. The Forest Service lists 353,355 national forest acres in the Oklahoma ranger district; the rest of the nearly 1.8 million are in Arkansas.

East Texas. The Forest Service manages about 675,000 acres of national forests and grasslands in Texas, including four national forests in East Texas administered from Lufkin.

Texas Parks and Wildlife describes Texas as 94 percent privately owned, which is why hunting there so often means owning or paying for access. Oklahoma and Arkansas both put large blocks of public or permit land next to private tracts in the mountains, which lets a small owned tract hunt bigger than it is. What a Texas resident pays to deer hunt

This is where Oklahoma is weakest, and Dallas buyers should see it before anything else. All prices were read on the agencies' own pages in October 2026.

Two points about Oklahoma. First, the Oklahoma Department of Wildlife Conservation states that there are no licence or permit exemptions for nonresident landowners. Buying land does not lower the bill. Second, the cost stacks: a Texan who hunts archery and gun seasons on his own Oklahoma tract pays $209 plus $501 plus $501, or $1,211 a year. A nonresident youth annual super hunting licence is $151. Arkansas also offers nonresidents a three-day deer licence at $225 and a one-day at $100; its fee page lists no landowner exemption, so confirm that with the Arkansas Game and Fish Commission.

For a family that hunts every season, this is a real yearly cost. For a family that mostly camps, rides and fishes, it hardly matters. Our deer and turkey seasons and licences guide has the Oklahoma detail.

Property tax

Statewide rates are in the existing price article. County rates tell a recreational buyer more. The Tax Foundation's 2026 county table gives effective property tax rates on owner-occupied housing for 2024. These are housing rates, not raw-land rates, so use them to compare places, not to estimate a bill.

At the county level, Southeast Oklahoma and western Arkansas are nearly the same. East Texas runs higher, though San Augustine County sits inside the Oklahoma range.

All three states have a way to tax rural land on what it can produce instead of what it would sell for, and the rules differ:

  • Oklahoma. State law bases the use value of agricultural land on income capitalization using cash rent and soil data. Whether a small recreational tract qualifies is covered in the agricultural exemption on raw land and property taxes on raw land.
  • Arkansas. The state's Assessment Coordination Division says farm, grazing and forest land is valued on its use, not its market value, under Amendment 59 to the state constitution.
  • Texas. The Comptroller says land can be appraised on productivity value if it is devoted principally to agricultural use to the degree of intensity generally accepted in the area and has been in agricultural or timber production for at least five of the past seven years. Wildlife management counts only if the land already qualified. If the use changes, a rollback tax covers the previous three years.

Edge: Arkansas and Oklahoma, roughly tied. Timbered land in Arkansas has an especially direct route to use valuation. Ask the county assessor or appraisal district about the specific parcel in any state, and a CPA about your own situation.

Price per acre, briefly

The three-state price article uses median asking prices and USDA values and is the place for the full picture. As a cross-check from a different source, LandSearch's county tables on October 9, 2026 showed these average asking prices for the mountain and forest counties in this comparison. They are averages of asking prices across all listings, including improved property.

Outside McCurtain County, the Oklahoma mountain counties list for less per acre than Polk and Montgomery counties across the line or the East Texas forest counties. Smaller average listings go with higher per-acre prices everywhere, so part of every gap is tract size. What drives recreational land prices explains the size effect.

Who should pick which

Pick East Texas if you want to leave after work Friday and be there by dark, if deer hunting cost matters and everyone in the family is a Texas resident, or if you would rather deal with one state's tax and legal system.

Pick the Arkansas Ouachitas if national forest is the main attraction, you hunt deer hard as a nonresident, and a five-hour drive does not bother you.

Pick Southeast Oklahoma if you want mountain land you can reach in about three and a half to four hours, the most acres for the money among the mountain counties we compared, and you either hunt lightly or accept the nonresident licence cost as part of the budget.

Is East Texas or Southeast Oklahoma closer to Dallas?

East Texas, for most of it. Tyler is about 98 road miles from central Dallas and Lufkin about 168. The nearest parts of Southeast Oklahoma are similar to the far side of East Texas: Antlers is about 151 miles, and Clayton and Broken Bow about 183. Talihina is about 208 miles and Poteau about 235. These are no-traffic routing estimates from October 2026, town center to town center.

How much does a Texas resident pay to deer hunt in Oklahoma compared with Arkansas?

Oklahoma lists a nonresident annual hunting licence at $209 and each nonresident deer licence (archery, muzzleloader, gun) at $501, so two deer seasons cost $1,211. Arkansas lists a Nonresident Annual All Game licence at $410, which includes six deer tags. A Texas resident hunting in Texas needs a $25 resident hunting licence. All three figures are from the state agencies' pages as of October 2026.

Do I get a hunting licence break if I own land in Oklahoma but live in Texas?

No. The Oklahoma Department of Wildlife Conservation states that there are no licence or permit exemptions for nonresident landowners, and that people who live in another state and own Oklahoma land without living on it are nonresidents. You need the same nonresident licences as any visiting hunter. Oklahoma residents who hunt only their own land are exempt from the annual hunting licence.

Which has more public hunting land: Oklahoma, Arkansas or East Texas?

In the Ouachitas, Arkansas has the most national forest: most of the nearly 1.8 million-acre Ouachita National Forest. Oklahoma's ranger district has 353,355 national forest acres, plus about 264,000 acres of timber-company land in two permit-access wildlife management areas. Texas has about 675,000 acres of national forests and grasslands and a public hunting program covering over a million acres, but Texas Parks and Wildlife describes the state as 94 percent privately owned.

Are property taxes lower in Oklahoma, Arkansas or Texas?

In the mountain counties we compared, Oklahoma and Arkansas are close and East Texas is higher. The Tax Foundation's 2024 effective rates on owner-occupied housing run 0.34% to 0.59% in Pushmataha, McCurtain, Latimer and Le Flore counties, 0.32% to 0.37% in Montgomery, Polk and Scott counties, and 0.52% to 1.13% in the East Texas counties listed. Those are housing rates; land valued on agricultural or timber use is taxed differently in each state.
