The Broken Bow area costs about four times as much per acre as the Talihina and Poteau area, on tracts about a third the size. What that premium buys is a 14,220-acre lake, a full-service state park, year-round trout water and the shortest drive from Dallas. What the Talihina and Poteau area offers instead is the Ouachita National Forest at your fence, the Talimena byway, larger tracts, and a shorter drive from Tulsa, Oklahoma City and Fort Smith. Both are the same mountains. They are different purchases.

The two areas
Broken Bow area. McCurtain County, in the far southeast corner of the state: the town of Broken Bow, Hochatown about nine road miles north of it, Broken Bow Lake and Beavers Bend State Park.
Talihina and Poteau area. Le Flore County and its western neighbor Latimer County, about 80 road miles north of Broken Bow: Talihina at the west end of the Talimena byway, Poteau about 38 road miles northeast of it, and Lake Wister at the town of Wister. Pushmataha County, with Clayton and Sardis Lake, lies between the two areas and prices like the northern one.
Prices
LandSearch publishes average asking prices for every county, built from the listings on its site. These were read on October 9, 2026. They are averages of asking prices, not sales, and they include improved properties.

Three things stand out.
The gap is about fourfold. $15,800 against $3,495 to $4,154.
Part of the gap is tract size. McCurtain County's average listing is 14 acres; the others average 46 to 78. Small tracts cost more per acre everywhere, so a like-for-like comparison would narrow the gap somewhat. It would not close it. What drives recreational land prices explains the size effect.
Broken Bow is the busier market. McCurtain County had 457 listings, about as many as the other three counties combined. More listings means more choice for a buyer, more comparable properties for judging a price, and more competing properties when you sell.

What Broken Bow has that the north does not
The lake and the park. Oklahoma's state parks agency lists Broken Bow Lake at 14,220 surface acres with about 180 miles of shoreline. Beavers Bend State Park, on the lake and the Mountain Fork River, covers 3,482 acres and has 47 cabins, 393 campsites, a lodge, an 18-hole golf course and the 26-mile David Boren hiking trail. The Corps of Engineers notes that all recreation facilities on the lake and the Lower Mountain Fork are run by the state.
Trout. The parks agency says the park's trout streams are stocked year-round and include two catch-and-release trophy areas. Nothing in the Talihina and Poteau area matches that. See stream fishing in Southeastern Oklahoma.
The Dallas drive. Broken Bow is about 183 road miles from central Dallas. Talihina is about 208 and Poteau about 235. For a Texas family that difference is roughly half an hour to an hour and a quarter each way.
A visitor economy. The concentration of small, high-priced listings in McCurtain County reflects demand from people who want to be near the lake and park. For an owner who plans to build a cabin and rent it, that demand is the reason to be there. We make no claim here about rental income; get real booking records for any property sold on that basis.
Public hunting land of its own. The Oklahoma Department of Wildlife Conservation lists the McCurtain and Tiak units of the Ouachita WMA at 133,000 acres and Three Rivers WMA at 185,199 acres in McCurtain and Pushmataha counties. Three Rivers is timber-company land that requires an annual Land Access Permit.

What Talihina and Poteau have that Broken Bow does not
More land for the money. At the county averages above, the price of ten acres in McCurtain County buys roughly forty in Le Flore, Latimer or Pushmataha County. The figures are averages and any single tract can differ, but that is the scale of the trade.
National forest. The Le Flore Unit of the Ouachita WMA is 221,559 acres of Ouachita National Forest land in Le Flore County, managed jointly by the wildlife department and the Forest Service. ODWC describes it as mountainous oak and pine forest with good deer numbers, eastern wild turkey and a good black bear population. The Forest Service's Oklahoma ranger district office is at Hodgen. A tract that borders national forest hunts and hikes far larger than its deeded acreage; see hunting the Ouachita National Forest and bordering land.
The Talimena National Scenic Byway. The Forest Service describes a 54-mile drive along the spine of Rich Mountain and Winding Stair Mountain between Talihina and Mena, Arkansas, with overlooks, camping and hiking trails. Talimena State Park at Talihina is the Oklahoma entrance, and the parks agency notes it is an entry point for ATVs and dirt bikes onto national forest land. Lakes, on a quieter scale. Lake Wister State Park near Poteau sits on a lake of about 7,300 acres with roughly 115 miles of shoreline and has 15 cabins. Sardis Lake, about 14,360 acres with 117 miles of shoreline, is five miles north of Clayton. Neither has a resort district around it. Best lakes to own land near compares them.

Property tax
The Tax Foundation's 2026 county table gives 2024 effective property tax rates on owner-occupied housing: McCurtain County 0.35%, Pushmataha 0.34%, Latimer 0.49%, Le Flore 0.59%. Those are housing rates, useful for comparing counties and not for estimating a land bill.
The rate matters less than what it is applied to. A tract assessed on a value near $15,800 an acre produces a larger bill than one assessed near $4,000 an acre, even at a lower rate. The method for raw land is in property taxes on raw land in Southeast Oklahoma.
Hunting
Both areas have large public or permit-access tracts and both are in black bear country by ODWC's own area descriptions.

On private land, the practical difference is tract size and pressure. Larger, cheaper tracts in the north make it easier to own enough ground to manage, and fewer close neighbors mean fewer people hunting the same deer. Which one fits
Choose the Broken Bow area if:
- the lake, the park and trout fishing are what your family will do most weekends;
- you are driving from Dallas and every half hour counts;
- you want to build a cabin where visitors already come, and you have checked the numbers on a specific property;
- a smaller lot is enough.
Choose the Talihina and Poteau area if:
- you want the most acres for the budget;
- hunting, trail riding, ATVs and quiet matter more than a lake;
- you want national forest next door;
- you are driving from Tulsa, Oklahoma City, Fort Smith or Northwest Arkansas.

Can I get both the lake and lower prices?
Often, by buying between the two areas or a longer drive from the lake. Pushmataha County averaged $3,994 per acre in October 2026 and borders McCurtain County, and Broken Bow is about 81 road miles from Talihina. The trade is a drive to the boat ramp instead of a lot near it. Check the route from a specific tract before assuming it works for day trips.
